There now is a new way to promote and discover ‘Pocket Listings’.
A ‘Pocket Listing’ is a real estate industry term that describes a property listing which is never advertised publicly through a multiple listing system (MLS), and the listing broker finds a buyer directly. That same broker represents both the buyer and the seller in a sale transaction. There are many benefits for this type of listing, but we won’t get into that in this article.
Pocket Deed is a revolutionary new platform for Brokers to securely promote their Pocket Listings, which they would otherwise keep confidential. In certain parts of the county it is estimated that approximately 30% of all properties sold were NOT listed in the MLS. Pocket Deed is a place where listing brokers can market properties DIRECTLY and EXCLUSIVELY to buyers, not having to cooperate with other agents and not offering commission splits. Only users with registered “buyer” accounts are able to confidentially contact the listing agent through Pocket Deed, all while keeping the property location confidential.
Here’s how it works:
The Pocket Deed home page is easy to navigate, giving users the option to search based on Commercial and Residential listings. For this example, lets find a commercial listing.
All listings in a given search area display clearly for easy navigation. Notice that exact addresses are not displayed.
Only a general area of the location is shown for a given listing. This is done to ensure confidentiality of the Pocket Listing. Buyers would need to contact the Listing Broker for more information.
Once the detail page is opened, the property details are shown, and a general area where the property is located.
Further down the page, the property financials can be found. The ‘actual’ column shows the current performance of the property, and the ‘market’ column shows how the property could perform given current market trends. There is also a financial calculator that will show various financial metrics in real-time, given a various purchase price or finance terms.
Once a user with a ‘Buyer’ account clicks the button to request more info, they are prompted to agree to 2 different conditions before their request is sent to the listing agent:
- I understand I am contacting the listing broker(s) directly
- I understand the listing broker(s) will represent both the seller and myself if I purchase the property
If the buyer agrees to these conditions, their request for information is sent to the listing broker. It is then up to the listing agent to contact the potential buyer to disclose the location of the property and other property information.
Pocket Deed is the ‘Pocket Listing’ marketplace, merging the mass-exposure of public listings with the benefits of Pocket Listings. Brokers are able to get their listings DIRECTLY in front of buyers, not having to cooperate with multiple brokers. Buyers in return, have access to listings otherwise unavailable to them.
