Why? Because you have come to your clients. It could be networking contacts or a long-term partner who you have been working with. Either way, it allows you to be the one to bring the deal to someone else. This makes it a bit more specific, and ensures that you are likely to get a pretty steady response.
However, an executive listing means that you also have a greater chance of being accepted. With people who are clearly engaged in the property market being offered your home, the chances of interest are higher.
When you rely on the normal market you usually have to jump through hoops to try and impress a potential buyer. With a pocket listing this is no longer the case; you have nothing like the same demand placed upon you.
Time v Money
But wait, don’t people who use exclusive listing plans lose out on money?
Arguably, at the very base level, you might. But consider the following;
- A sale will happen very fast, meaning that in the time/money side of things, the tiny cut in pricing is fair.
- The sale is handled for you to someone who you know is interested – this makes it far more likely to get the job done. For a tiny percentage, it might be worth it.
- If you have to keep the home and wait for a non-exclusive listing to sell, you can be waiting for some time. The sheer cost of your monthly bills alone could eat into that shortfall in money you had “gained” from waiting to make the sale.
This is why many realtors are turning to using an executive listing. It offers a quicker and easier way to get what would normally have been a pretty tricky sale put through.
